Real estate | Am I paying too much commission?

Hello everyone!
I’m currently negotiating on a place in CRG phase 3. The seller and I are close on the price but I would like to know how much commission is really fair to pay to the real estate company.

Of course, the seller won’t to pay any commission to the agency so I’m stuck flipping the bill… The agents first started with a 3% (1.5+1.5) and I laughed may self to the ground. After an houre of negotiating they droped it down to 0.8%. I still think it’s too much, but close to what I was willing to pay and also, it seems like we’re stuck at that rate… All my Chinese friends tell me that I should pay no more than 0.5%. I don’t want to kill the deal for 0.3% but I don’t want to get ripped off either cause I’m a foreigner. Has anyone had this experience? Is 0.8% OK?
